Get your free estimateLinear Gate Motor Replacement: The Henderson Owner’s Guide
A Linear gate motor replacement in Henderson typically runs $750 – $1,450 installed, depending on the model and arm configuration. We stock Linear-compatible operators and OEM parts on our trucks and can usually schedule the swap within a day or two of diagnosis. Most homeowners discover the motor has failed the same way: the gate worked fine yesterday, made an ugly grinding sound this morning, and now sits half-open while the keypad just blinks back at them.

Lonnie Burke has been turning wrenches on gate systems since long before Linear became a household name in swing operators. What we see on Linear units here in Henderson is fairly predictable: the actuator gear train strips, the motor capacitor fails, or the control board stops sending signal to the arm. The fix is almost never a full system replacement when it’s caught early, but when the motor burns out, a clean replacement beats chasing repeated repairs on a tired unit.
Which Linear Models This Applies To
Linear gate motors fall into a few distinct families, and getting the right match matters more than most suppliers will admit. The common residential swing operators we replace in Henderson include the Linear LRA series, the APeX series, the OSCO SWR swing operators, and the older Linear MegaCode actuator systems. Each uses a different arm geometry and mounting pattern, so a part that fits an LRA will not bolt onto an OSCO without modifying the post plate.
The fastest way to identify what you have: look for a metal rating plate on the side of the motor housing. It lists the model number, voltage (usually 115V or 230V for residential), and sometimes the serial prefix that tells us the production run. If the plate is sun-faded or missing, we measure the arm length, the mounting bolt spacing, and the motor wattage to match the replacement. On the OEM-versus-aftermarket question: for Linear operator arms and control boards, we strongly recommend OEM. The aftermarket boards we’ve tested tend to fail early in Henderson’s summer heat, and an intermittent board failure on a gate motor means the gate can stop mid-cycle, which creates its own set of problems.
One compatibility gotcha specific to this area: Linear’s older MegaCode units were rated for cooler temperatures than modern H38 and LRA boards. In July, when the south-facing motor housings near Anthem sit in direct sun at 140-plus degrees internal temperature, we regularly see capacitor failures on those older boards. If you have a MegaCode-era Linear from before roughly 2010, factor in a possible board upgrade alongside the motor replacement.

Signs Your Linear Gate Motor Replacement Is Failing
- The gate moves in slow motion, then stalls. This is typically the motor windings degrading or the capacitor losing its ability to start the motor under load. On Linear swing arms, it’s often worse in cold weather first, then becomes constant.
- You hear a grinding or clicking from the operator arm while the gate barely moves. The gear train inside the actuator is stripping. On Linear’s older SWR models, the bronze drive gear wears faster than the steel worm, and once it starts slipping, the arm stops delivering torque to the gate leaf.
- The keypad, remote, and hardwired button all flash or beep but the gate doesn’t respond. Power is reaching the control board, but the board is no longer sending output voltage to the motor. This is usually a relay or driver failure on the board, and it reads exactly like a dead motor to a homeowner.
- The gate opens but drifts shut on its own, faster than normal. The motor’s internal brake (on models equipped with one) has failed or the gearbox back-drive resistance is gone. On Linear articulating arms, this is a known failure mode on high-wind corridors like the slopes near McCullough Hills.
- The motor hums loudly but nothing moves. Classic failed start capacitor. The motor is trying to spin up but can’t overcome the initial load. Continuing to press the opener button at this stage can damage the motor windings and turn a $40 capacitor replacement into a full motor swap.

AfterReplacement Cost & What’s Included
For a Linear gate motor replacement in Henderson, you’re looking at:
- Linear actuator arm replacement (motor only, existing control board reused): $750 – $1,050 installed
- Full operator replacement (motor, arm, control board, new receiver): $1,150 – $1,450 installed
- Control board replacement (if diagnosed before motor failure): $320 – $480 installed
What moves the price: whether you have a single swing leaf or a double, whether the arm is a direct Linear OEM part or a compatible equivalent, whether the existing mounting post needs welding or re-padding, and whether your control board can be reused. Every quote includes the part, labor, wiring connections, and programming of your existing remotes and keypad.
Before we open a single access panel, you’ll have a written price. That number doesn’t move unless we both agree on something we find after disassembly. Every Linear motor replacement we do carries the 365-Day Done Right Promise in writing: if the repair fails inside a year, the second visit is free. No fine print, no inspection fee, no argument.
DIY or Call Us?
Here’s the honest split. What you can safely do yourself: check that the circuit breaker hasn’t tripped, verify the keypad has power, and listen for whether the motor hums. That’s diagnostic, not repair, and it saves us five minutes on the phone.
What you should not do: open the motor housing and start probing wires. Linear swing operators run on 115V or 230V line voltage, and the capacitor inside holds a charge even after the breaker is off. A shorted capacitor or a miswired board can damage the new motor, your breaker panel, or you. We’ve also had homeowners accidentally change the limit cam settings while troubleshooting, which turns a simple motor replacement into a gate that smashes into a brick column at full travel.
Call us at (775) 307-6571. We’ll ask what the gate is doing, what year the system was installed if you know it, and we’ll send a background-checked, uniformed technician with the right Linear part on the truck. Tell us what it’s doing wrong, and we’ll tell you what it needs, usually those are two different things.
FAQs
A Linear gate motor in the Las Vegas Valley heat should last 7 to 12 years, with the shorter end applying to south-facing unshaded installations and units on high-usage community gates. The heat accelerates capacitor aging and board solder degradation faster than motor wear itself, so a motor that dies at year eight usually died because a board component cooked first.
Sometimes, and we’ll tell you if you don’t need a replacement. Worn gears, failed capacitors, and damaged limit switches are repairable on most Linear arms we see. A burned motor winding or a seized arm is not. Our policy is to open the unit and show you what we found, then let you decide with the actual facts in front of you.
A straight motor or arm swap on an existing working control board takes about two to three hours including programming and testing. A full operator replacement that involves a new board and receiver usually takes three to five hours. Either way, we quote the time and the price before the first tool comes off the truck.
Our technicians carry Linear actuator arms, start capacitors, control boards, receivers, and limit switches on the truck, covering the LRA, APeX, and OSCO SWR families. We also stock parts for LiftMaster, Mighty Mule, and Ghost Controls systems for the times a homeowner sees one brand on the arm and a different brand on the board. For unusual or discontinued Linear models, we source OEM through our supplier network, which usually lands in Henderson within two to three days.
