We stock and install FAAC-compatible gate motor replacements across Henderson, with most swing-arm and slide-gate operator swaps running $850 to $1,600 installed. That price includes the new motor, removal of the failed unit, wiring, limit-switch calibration, and a written one-year guarantee. Most of our FAAC motor replacements in Henderson happen same-day when we have the right unit on the truck, which we usually do for the 390, 400, and C720 series.

Here’s how Henderson owners usually find us: the gate starts moving slower than it did last month, then it stops halfway and reverses, then one morning it just clicks and does nothing. Sometimes the opener hums but the gate won’t budge. That’s the tell. The control board still thinks it’s sending power, but the motor itself has given up. When you open the cover and see scorched wiring or smell burnt insulation, the conversation stops being about repair. It becomes about replacement.
Which FAAC Models This Applies To
We replace and install motors for the FAAC lines you’re most likely to have in Henderson: the 390 and 391 swing operators, the 400 and 402 residential slide operators, the C720 and C721 commercial swing units, and the S450H slide operators. Each of these uses a different motor assembly, and they are not interchangeable between series. A 390 motor will not bolt into a 400 housing, even though both say FAAC on the cover.
The fastest way to identify your motor is to open the operator housing (power off, gate locked out) and look for the silver data plate on the motor body itself. You’re looking for the model prefix, the voltage rating (115V or 24V), and the capacitor rating if it’s an AC unit. If the plate is sun-bleached or missing, we match by measuring the mounting bolt pattern and shaft height. A lot of Henderson installs out near McCullough Hills and along Horizon Ridge are on 24V DC motors, while older Anthem builds still run 115V AC units. We match what’s there unless the rest of the system is end of life, in which case we’ll tell you before touching anything.
On the OEM-versus-aftermarket question: we recommend FAAC factory motors for swing arms under warranty and for any commercial gate that sees daily cycling. For residential slide gates out of warranty, there are quality aftermarket motors that hold up equivalently well in Henderson’s dry heat and cost $200 to $400 less. We’ll quote both when both are viable, and we won’t push the expensive one when it doesn’t earn its keep.

Signs Your FAAC Gate Motor Replacement Is Failing
- Gate runs slow or labors under load. The motor’s windings are breaking down and it’s losing torque. This is the most common early symptom we see in Henderson, especially on gates that face south and bake in summer sun.
- Hums but won’t move. The capacitor has failed on an AC motor, or the brushes are worn flat on a DC unit. A hum with no movement means power is reaching the motor but the rotor can’t start turning.
- Intermittent operation, starts and stops randomly. Thermal overload protection is tripping because the motor is overheating. Once this starts, it gets worse fast, and continued cycling will eventually cook the windings completely.
- Burnt smell or scorch marks inside the housing. That’s insulation breakdown. A motor that’s burned enough to smell is done. Replacing bearings or brushes won’t bring it back.
- Gate slips back or won’t hold position. On FAAC swing operators, this can point to a failing brake or a stripped worm gear inside the motor housing, not just a limit switch issue. If the motor runs but the leaf drifts, the mechanical side of the unit is failing.
Replacement Cost & What’s Included
Here’s what FAAC gate motor replacement actually costs in Henderson right now, parts and labor included:
- FAAC 390/391 swing motor replacement: $850 to $1,200
- FAAC 400/402 slide motor replacement: $950 to $1,350
- FAAC C720/C721 commercial swing motor: $1,200 to $1,600
- FAAC S450H slide motor replacement: $1,100 to $1,500
- Aftermarket equivalent (residential slide, out of warranty): $650 to $950
The spread comes down to the motor series, whether we’re also replacing the capacitor and mounting bushings while we’re in there, and whether the gate leaf itself needs realignment before the new motor goes under load. Putting a fresh motor on a gate that’s binding because the hinges sagged is a waste of your money, so we check that first and quote it as part of the job if it needs doing.
Every quote is a written price, before the first bolt comes out. You’ll know the total before we start, and that number doesn’t move. The new motor and our labor carry the same one-year written guarantee we put on every repair. If the replacement fails inside that window, the second visit is free.

There’s a difference between diagnosing and swapping, and we’ll be straight about where the line sits. You can safely check a few things yourself: whether the breaker at the panel is lit, whether the manual release on the operator is engaged, whether the photo eye at the base of the gate is blocked by desert debris. Those are visual checks, no tools, no risk. We walk owners through them over the phone every week, and about a third of the time, that’s all it was.
What you shouldn’t do is open the operator housing and start testing a 115V or 24V motor with a multimeter if you’re not trained on live circuitry. FAAC housings pack the motor, capacitor, limit switches, and control board into a tight space, and the capacitor holds a charge even with the breaker off. Wrong move there is a shock or a fried board, turning a $1,000 motor swap into a $1,800 full operator replacement. We’d rather come out and tell you the motor is fine than have you find out the hard way it wasn’t. Call (775) 307-6571 and we’ll send a technician who does this work every day.
FAQs
A properly installed FAAC gate motor in Henderson’s climate typically lasts 8 to 12 years before the motor itself fails. The heat here is the real killer. South-facing gates with dark housings absorb direct sun for six months a year, and internal temperatures routinely exceed 150 degrees in July and August. That breaks down winding insulation faster than cycling does. Gates we see with shade covers or north-facing exposure routinely outlast identical south-facing units by three or four years. If you’re getting 10 years out of a FAAC motor here, you’re getting what the product was built to give. Call us if yours is hitting that age and acting up, because the failure is rarely a surprise.
Sometimes, but not always. Failed capacitors, worn brushes on DC units, and stuck limit switches are repairable for $150 to $400, and we’ll always quote that path if the motor body is still sound. Burnt windings, seized bearings, or a stripped worm gear are not repairable in any way that makes financial sense. The rule we work by is simple: if the repair fixes the root cause and buys you two or more years, we recommend it. If it’s a bandage on a 12-year-old motor in a Henderson summer, replacement is the honest answer.
Most residential FAAC motor replacements take 2 to 3 hours from arrival to a fully tested gate. That includes removing the old motor, mounting the new unit, wiring it in, setting the limit switches, running ten full open-close cycles, and going back over the mechanical stops. Commercial C720 or S450H units run closer to half a day when we’re also replacing mounting plates and recalibrating loop detectors. We schedule a firm arrival window, and the technician leaves the site clean when the gate is cycling right.
We keep FAAC 390, 400, and C720 motors on our Henderson service vehicles for the most common voltage and capacitor configurations. Less common configurations and 24V DC commercial units usually ship in within one to two business days from our supplier in Las Vegas. We’ll tell you on the phone whether your unit is a same-day job or a scheduled one. That’s one of the reasons we ask for the model number and a photo of the data plate when you call.
When the Motor Goes, Call Someone Who Only Does Gates
Carver Gate Repair Henderson works on gate motors and the operators they sit in, every day. FAAC is one of the nine brands our technicians carry parts for, alongside LiftMaster, Mighty Mule, and Ghost Controls. We’re an independent service provider, not affiliated with FAAC, and that means we tell you what your specific motor needs rather than what a brand catalog wants to sell. Lonnie Burke runs this shop with a simple rule he’s used since day one: “Tell me what it’s doing wrong, and I’ll tell you what it needs – usually those are two different things.”
When your FAAC motor fails in Henderson, call (775) 307-6571. You’ll get a live person, a straight answer about whether we can fix it or should replace it, and a written price before any work starts. Estimates are free.
